haha.

Okay, so I've been negotiating back and forth with a guy who attended an open inspection a few weeks back, only saw him once, didn't take much notice... ( I sell Real Estate for a living)...

Finally, got him to agree to a price, ( I thought), and the Vendors to agree with a reduction, (small) and we made an appointment to meet last night at 5.30pm to see the Unit for a second time, after sending him all the Strata information via fax etc, etc.

Holy moly, I turned around and watched this guy walk down the driveway towards the Unit, in a suit (this purchaser) and as he got closer, he smiled and i thought.. (not bad).. but the thought kept going through my head as I started to walk towards the back door to open it and so, I turned and looked at him, motioning him to follow as I couldn't get in through the front and as I did, haha, I thought (wow, not bad), think it came across on my face lol. And, then I said something stupid like, ewee a suit, scrub up alright....

Now over these two weeks, we've only texted about the house, once he replied with "haha, I know you want a sale", to which I replied " It may suprise you but I also want to make sure that you want this home", to which he stated " appreciated"... One or two calls - all business .......

Anyways, 1) I couldn't believe that I said what I did and 2) this is what followed.

I couldn't get into the friggen Unit, the tenants had locked it from the inside, so I tried the front door.

He at this point, was still giving "buying signs", asking what something was in the courtyard area etc.

I laughed, (what could I do?) and said, well you can still see the kitchen through the window... He didn't look, just smiled.

So, anyways I then proceeded to tell him I had another interested buyer from Queensland ( different State) at $5k more, as it was I was going to have to cut my commission $3k for him to purchase it.. He said "sure", so I said, "oi, do you think I'm lying? I'm not" to which he smiled and said, well go chace that one.

Anyways, I know this is long ....

His mobile phone rang and so I stood in the driveway, he took out reading glasses, (trendy ones) put them on and proceeded to tell the person on the phone to hold whilst he tried to retreive a number, I laughed.. I thought it was amusing ( whilst admiring him) that, he was trying to locate this number whilst still talking..

To which, he turned, looked at me and said " shut up you" and smiled...

I'm like WT? Took me back a bit at the same time, made me think - was that a flirt?

So, when he got off the phone he proceeded to state that he said that because I was laughing at him putting on glasses ( self-concious?) to which I said, no it just seemed funny how you went about doing that.

Anyway, so we spoke about the Unit, his enquiries with the Strata group that day about white ants, and had a bit of a conversation in that regard and then I gave him the offer form back and said, well if you wish to change this to the agreed amount, I will try to get you back through tomorrow and then we will draw up a contract.

I then asked how far he had to travel to get to the Unit that day? To ascertain if I put him out, seeing as I couldn't get in. He basically stated that he had taken in Car in for service, then had a drink at the Hotel before coming here.. ( A drink nerves?) lol... All dressed up....


Anyway cutting it shorter , He then said, sure, I'm sticking to the original price. WT? ($375) We had discussed $382.

So, I said, "so why am I here then if you weren't going to go to what we dicussed?

He said " haha because you wanted to see me again".

Again, that threw me.

Off course, I said "lets start walking back towards the cars", and I stated " no, because obviously you wanted to see me again". He laughed and said nothing.

Further small talk then regarding this other person that was interested, how he intends as an "Investor" to sit back and get a bargain, how I am smart and will just tell the Vendor he was a jerk and work it out with this other person...

So now we are at the driveway, he laughs and tells me "your double parked" , I can't recall what I answered with, a few nerves were happening... lol... and then I made one of those double meanings and said, "well sleep on it"...

Now, I suspect he was serious as to why he turned up, to see me, and no no text messages last night.

Thing is, I want to be balsy and text and say, "right, Ms Qld is coming down to look, but I think you owe me dinner, for putting me out"...

And, do this tomorrow.

What's your thoughts ... lol.

This other buyer is offering more on the house, so even if you lose his sale then you have a back up offer.
If he says no, it's unlikely you'll see him again. If he says yes you'll get a date and company, getting to know someone for an evening.

I get that, trust me, ... but's he's done.. finished.. I told him that no way would my Vendors go for his first offer and the extent I went to, to get them to agree to the new one, (with my $3k drop), is attitude was, when the first home grand ends next month, prices will come down, I as an investor have 100's to choice from and as an Investor, I can wait...for the right one.

He's astute. He doesn't give a rats about this place, he had 3 others, I thought I talked him into this one haha.. fool.

He showed absolutely no interest in having a look inside, even though that is what he asked me to arrange for him to do.

He's not trying to get me to go back to the Vendors with his offer... He could have done that over the phone...he knew that I had to give up $3k for this deal....

He had a drink, spoofed himself up, lol to meet me there and paid no attention to the place once there...
