CW - Oh my you're a wealth of knowledge. Input like this is so valuable to someone who is considering trying to break into that "market". I tried to explain to him that when you don't HAVE the money to do the remodeling, and you don't have adequate savings to cover much any of it, you don't need to be doing it. Even if the guys are giving you 11k...in the US that has to be claimed as a "gift" on taxes so you're not really "getting" 11k. The way the market here is right now, I'm sort of not in favor of purchasing ANY home to flip unless you found something that was just an absolute gold mine. The way you described getting into the business is exactly what he needs to do if he wants to do it.

Your home....ahhh......it sounds SO amazing. And what a great deal you got!! I'm picturing it in my head as something very tranquil and peaceful but with lots of flavor. That's what I was trying to tell him, if you're going to buy a home to live in and flip, you need to get really great deal on the home. Buying it at $7500 below appraised value, and doing a loan for 100% of appraised value is NOT a good deal. Thank you so much wise one.
